Terms of service

Terms of use of the Podklad service · effective from 3 November 2026

This is an English translation for convenience. The Czech version is legally binding.

Podklad is a non-commercial test project (beta). It is run by a private individual, not a company. Nothing is paid for, credits cannot be bought and have no monetary value.

1. Operator and contact

The Podklad service at podklad.com (the “service”) is run by David Broza, a private individual living in the Netherlands (the “operator”). The operator is not a business, has no company ID (IČO) and does not run the service for profit. No postal address is published; contact the operator by e-mail at david@podklad.com.

These terms govern the use of the service and the user account. By using the service or registering you agree to them.

2. What a report is

A report (studie) is an automatically compiled overview of publicly available information and data layers about a property (cadastre, terrain, flood risk, radon and geology, undermining and slope instability, noise, crime, indicative price, zoning and buildability, utilities, access, sunlight and more). Some texts in a report and the reading of listings are prepared by artificial intelligence.

Important notice. A report is an indicative, informational overview from public sources. It does not replace a licensed valuation, a building survey, a legal check of the title deed, a cadastre extract or professional advice. Public sources and AI output may be incomplete, inaccurate or out of date. You make any purchase, rental or building decision at your own risk; verify the facts with the competent authority or a professional.

3. Welcome credits and full report

Features of the service are used with credits. A new account receives a one-off 10 welcome credits once its e-mail address is confirmed. A full report costs 1 credit per report, town hall monitoring 1 credit per watch for every 30 days, and a public link to a report 5 credits for every 30 days (renewed automatically until you switch it off; paused when credits run short). The price of a feature in credits is shown before it starts; if there are not enough credits, the feature does not start.

Paid credits are not offered at present. Credits are granted at no charge: as the welcome bonus, for invitations, by voucher or on request in the account. Credits have no monetary value, cannot be bought, sold, transferred to another account or exchanged for money, and nothing is refunded for unused credits. There is no legal entitlement to further credits. Example reports can be viewed without credits.

4. Test operation

The service is in a test phase. The operator may change, limit, suspend or end it at any time, and change the credit prices of features and the number of credits granted. Where possible, the end of operation will be announced reasonably in advance by e-mail or on the website so users can save their reports. Availability of the service and preservation of data are not guaranteed.

5. User account

An account is created by entering an e-mail and confirming a link (no password); you can also sign in with a passkey. You are responsible for access to your mailbox and devices. The account is personal.

You can ask for your account and all reports to be deleted at any time by e-mail to david@podklad.com (the link is in your account profile); individual reports can be deleted directly in the account.

6. Acceptable use

Use the service only lawfully and in line with these terms. In particular you must not scrape or overload the service, circumvent credit limits or security, create accounts to obtain more credits, enter other people's personal data without authorisation, or use the output to harass or look up specific persons. The operator may restrict or close an account that breaks these rules.

When you paste a listing link or your own notes, you confirm you are entitled to do so. Listing content remains the property of its authors; the service only reads property facts from it.

7. Liability

The service is provided as is, without warranty of accuracy, completeness or availability. To the extent permitted by law, the operator is not liable for damage resulting from reliance on a report, errors in public sources or outages. Rights that cannot be excluded by law (for example liability for damage caused intentionally or by gross negligence) are not affected.

8. Data sources and copyright

Reports draw on open and public data, in particular: © ČÚZK (cadastre, orthophoto, elevation), CENIA, Czech Geological Survey, AOPK ČR, VÚV TGM, Czech Statistical Office, Police of the Czech Republic, Open-Meteo (CC BY 4.0), PVGIS © European Union, European Environment Agency, Wikidata and map data © OpenStreetMap contributors (ODbL licence) and © Mapbox. The rights to these data belong to their providers.

The software, design and texts of the service belong to the operator. You may use your reports for your own needs and share them with people you are dealing with the property with; keep the source attributions when publishing them further.

9. Personal data

How we process personal data is described in the privacy notice. Reports show parcel numbers only; owners' names are not shown.

10. Changes to these terms

The operator may change these terms, in particular when the service or the law changes. Registered users are told about a material change by e-mail or in the account at least 14 days in advance; if you disagree, you can close your account. Should the service introduce paid features in the future, price, payment, withdrawal and complaints will be set out in new terms in advance and paid features will require your explicit consent.

11. Governing law and disputes

These terms are governed by Czech law, in particular Act No. 89/2012 Coll., the Civil Code. If you are a consumer, you keep the protection given to you by the mandatory rules of the country of your habitual residence. Please raise questions and complaints first by e-mail at david@podklad.com; we reply without undue delay.
