For buyers of houses, cottages and plots in Czechia

Buying a home? Check what the listing won’t tell you.

Floods, radon, road access, the zoning plan (územní plán) and charges on the title deed (list vlastnictví). Podklad goes through the official Czech data for you and tells you in plain English what is fine and what to ask about.

What a report looks like

Real data, clear and visual

What takes days elsewhere takes minutes here, visual and explained. The previews below are real screenshots from the app.

3D model of the plot and terrain

A piece of landscape cut out from the state's precise elevation data (ČÚZK, the land survey office), with satellite imagery or a map draped on the terrain. You immediately see the slope, orientation, plot shape and surrounding valley. Switch between satellite and terrain.

Floods and risks on the map

See exactly how far the flood hazard reaches around the property (high → residual), using real VÚV TGM / CENIA data on satellite imagery. Flooding is buyers' number one fear.

The report also covers radon, geology, undermining, landslides, noise and a crime index, each explained in terms of what it means for you.

Access and commute

See where you can get from the property in 10, 20 and 30 minutes, by car, bike and on foot. Enter the places you go every day (work, school, doctor) and we calculate the time and route to each.

Interactive map, part of the full report. Ideal for deciding whether it's a good place to live.

Sun, shade and sunlight on the plot

We calculate the sun's path for the exact location and slope: how much sun the plot gets in summer and winter, where shadows from the surrounding slopes fall and at what time. Key for a terrace, a garden and placing the house.

Part of the Solar (PV) & sunlight add-on : play a whole day or year on the 3D model and get an estimate of the solar (FVE) potential. Ideal when deciding on solar panels.

Town hall monitoring · Beta

The report doesn’t end at purchase. We keep watching the town hall.

Follow what is happening at your town hall (radnice) — even without a report. Pick the parcels you care about on the map and every 6 hours we go through the official notice board (úřední deska), local committee minutes and the municipality’s planning sources. Planning studies, proposals, public hearings and comment deadlines land in one feed, with deadlines within 30 days highlighted.

  • No report needed: pick parcels right on the map, 1 credit / month per watch
  • One feed from every town hall you follow — filter by source and search
  • Every finding links to the official town hall document
  • Olomouc has the strongest coverage so far; more municipalities are added gradually

Beta — 1 credit / month per watch; credits are not charged automatically yet. We do not send e-mail alerts yet (pending approved copy and consent); findings are in the app for now.

Watch on (sample)

It doesn't end with the purchase, or before it. Every 6 hours, town hall monitoring reads the Olomouc official notice board (úřední deska), the Droždín district committee minutes (KMČ č. 2) and planning sources, and matches them against your parcels. When a zoning study (územní studie), a development plan (záměr) or a public hearing with a deadline appears, it lands in your monitoring feed. Just enter an address or municipality (parcels on the map are an optional refinement).

Město plánuje pěší propojení v území vašich parcel (studie US160)

Dokument řeší územní studii pro Droždín (US160: územní studie Dvorského–Myslivecká (Droždín)), do jejíhož území vaše parcely patří.

Beta: we watch the published record (official notice boards and official sources). This is not legal advice and we never submit anything on your behalf. E-mail alerts are not sent yet; new findings appear in your monitoring feed. Always check deadlines in the original (Czech) document.

Why Podklad

The listing shows 12 photos. It doesn’t show the risks.

Older houses needing renovation sell by the thousand — often on a slope, near water, in a protected landscape area (CHKO), without gas, on unknown ground. Buyers decide blind and pay for it. Podklad summarises everything public data says about the property in one clear report.

—Is the plot in a Q100 flood zone (100-year flood)?
—What is the radon index of the ground?
—Will the zoning plan and CHKO allow an extension?
—Is there a sewer and gas in the street, or only a cesspit?
—What would renovation really cost, and what do subsidies cover?

FAQ

Before you start

How much does a report cost?

The preview is free with no sign-in. A full report for one property costs 1 credit.

Where does the data come from?

Official and open sources — ČÚZK (cadastre, RÚIAN address register, elevation), VÚV TGM (floods), the Czech Geological Survey (radon, geology, landslides, undermining), AOPK (nature protection), NPÚ (heritage), ČSÚ (statistics), the Czech Police and OpenStreetMap.

How long does it take?

Usually a few minutes. Enter an address, paste a listing link or pick a parcel on the map.

Which properties does it work for?

Houses, cottages, plots and flats anywhere in Czechia — the report is built from the cadastral parcel and its surroundings. It covers Czech properties only.

Does it replace an expert valuation?

No. Podklad is an indicative desk study from public data that shows you risks and questions before buying. It does not replace an expert valuation (znalecký posudek), a legal or a structural survey — but it helps you know what to ask them.

What is town hall monitoring?

A feed of everything happening at the town halls you follow (Beta): every 6 hours we go through the official notice board, committee minutes and the municipality’s planning sources and match them against your parcels. No report needed — pick parcels on the map; a watch costs 1 credit / month. New findings and deadlines within 30 days appear in the monitoring feed and on the report. We do not send e-mail alerts yet — they await approved copy and consent. Source documents are in Czech.

Do I need to sign up?

Not for the preview. An e-mail (no password, sign-in by link) is only needed to save a report or unlock the full version.
