Terms of service

Effective from 1 August 2026

This is an English translation for convenience. The Czech version is legally binding. Official Czech terms are given in brackets.

1. Operator

The Podklad service (the “service”) is operated by [TO BE COMPLETED name / company], company ID (IČO) [TO BE COMPLETED], registered at [TO BE COMPLETED], e-mail broza.david@gmail.com (the “operator”). These terms govern the use of the service and the purchase of property reports.

2. What a report is

A report (studie) is an automatically compiled overview of publicly available information and data layers about a property (cadastre, terrain, flood risk, radon and geology, undermining and slope instability, noise, crime, indicative price, zoning/buildability, utilities, access and more).

Important notice. A report is an indicative, informational overview from public sources. It does not replace a licensed valuation (znalecký posudek), a building survey, a legal check of the title deed (list vlastnictví) or professional advice. Public sources may be incomplete, inaccurate or out of date. You make any purchase decision at your own risk; the operator is not liable for damage resulting from reliance on the report.

3. Free preview and full report

The report preview is free and needs no registration. The full report is unlocked by redeeming a credit. The price of a full report is 1 credit per report.

4. Payment and delivery

Payment is made online by card through Stripe; the operator has no access to card details. A report is digital content delivered electronically and immediately after payment (or after redeeming a credit) by making it available in your account and via a link. A tax document is issued by the operator or the payment provider.

5. Vouchers (credits)

A voucher can be redeemed in your account and adds credits, where 1 credit = 1 full report. Vouchers cannot be exchanged for money and may have limited validity or number of uses.

6. Withdrawal from the contract

A report is digital content delivered immediately. By ordering and unlocking a full report, the consumer expressly agrees to immediate delivery before the withdrawal period ends and acknowledges that the right to withdraw within 14 days is thereby lost (§ 1837 of the Czech Civil Code). Even so, if you are not happy with a report, write to us: we will fix defects or clearly wrong output, or refund you.

7. Account

An account is created by entering an e-mail address and signing in via a link (no password). You are responsible for access to your mailbox. You can cancel your account and reports at any time by writing to the contact e-mail.

8. Complaints and contact

Send complaints and questions to broza.david@gmail.com. The processing of personal data is described in the Privacy policy.
